Excerpts of an interview with renowned builder Mr Kapil Gandhi, Managing Director, Sigma One Landmarks
Sigma One was registered in 2008 and has a focus on creating a process-oriented organization to enable top professionals to be at the helm of decision making within the group. Unique initiatives like ‘a la carte’ homes, tailor-made apartments, wheelchair access, vehicle-free zones have been their USP.

One is doing some of the landmark projects in Pune. The focus has always been on quality providing the best to its clients, so they have taken projects at ease.
On his thoughts on changes in construction industry he has witnessed over the past five years… There are a large number of young people who have joined the industry bringing with them new ideas, fresh perspectives making the industry highly organised. Responsibility and sustainability has helped shape us, because this is intrinsically related to trust and authenticity
What are the implications of RERA on the construction industry?
The Real Estate (Regulation and Development) Act, 2016 (RERA) is an Act passed by the Indian Parliament. The RERA seeks to protect the interests of home buyers and also boost investments in the real estate sector. RERA and the government’s model code, aim to create a more equitable and fair transaction between the seller and the buyer of properties, especially in the primary market. RERA will make real estate purchase simpler, by bringing in better accountability and transparency in the industry. The pre RERA period saw an alarming rate of growth in the construction industry with builders taking far too many projects. With the implementation of RERA there has been a streamlining of standards and has brought about the much need order in the industry.

Do you have a signature style?
Sigma One has been highly organised from its inception with ERP systems in place and primary focus has been on providing the best quality in every way be it materials to design keeping the customer as the central focus. We have collaborated with a few Singapore based architects but we believe in focussing on regional talent. We have a standardised system in place for every process which gives us a signature style of execution whether it is painting or wiring. . There has been a protocol booklet developed for every process focussing on the best materials combined with the best workmanship in the Industry.
On Eco friendly concepts
Each and every construction at Sigma One follows the green building norms, there is focus on using natural light, ventilation thus reducing usage of ac’s. Minimising recurring cost to the consumer has been the core of all their green initiatives.
What is the time taken to complete a mid-sized residential project?
An 11 storeyed building would take about 30 months to be completed. A lot of external factors impact the completion of projects.
What is your take on building materials that are being used in the industry?
There has been a lot of influence from the West in the use of building materials in India. We believe that the conventional red bricks are the best for our kind of climate. We use a combination of fly ash bricks and red bricks as red bricks are scarce to find. We manufacture our own fly ash bricks and we have set quality control standards at every level.
We have been very happy with our growth in the city and have plans to expand to more areas in Pune.
What are the implications of GST on this sector?
With the GST system, there will be a single tax collected at multiple value additions with a full set-off for taxes paid earlier in the value chain by subcontractors and main contractors. Like all new systems it has its own set of teething problems the current GST needs to be made more people friendly.
What are your hobbies?
I have an engineering background and my passion lies in design. I love to travel and explore new places. I have a huge fascination for cars.
Tell us a little about your upcoming projects…
We are launching the second phase to our project Courtyard One at Wakad where we have planned 200 units. A range of exclusive features and top-of-the-line finishes from a skywalk on the eighth floor and a secluded swimming are some of the highlights of this project.
Your advice to homebuyers….
This is the safest time to buy and there is still a lot of potential in different parts of Pune. We are constantly looking for new opportunities to grow and tap new potential areas.
